The 711 on Girard in Fishtown Will Be Replaced with a 97 Unit Building!
If you ever cruised down Girard Ave. in Fishtown over the years then there’s no missing the 711 (23 W. Girard) across the the McD’s. What was once a Long John’s Silver and KFC will now be razed to give way to a 97 mixed-use building. Real Estate agent Kyle McShane broke the new on his Rising.RealEstate site.
It’s all about location, location, location and obviously this area is prime real estate. Just yards away form the Notorious Galdo Parcel, this pocket is highly sought after by developers looking to take advantage of the proximity to the El and many popular eateries.
According to Rising.RealEstate “It seems like the owners feel the same way as they are proposing a 97-unit, 97,270 square foot development on the 20,838 square foot CMX-3 site. We imagine the project will include ground floor retail space fronting Girard Avenue. As the site is zoned CMX-3, a project of this size should be able to proceed by-right without a zoning variance.”
As of now no official renderings have been released however, “more details when the development team presents to the Civic Design Review (CDR). From the basic information we have available, this project will definitely be a higher and better use of the land than the auto-oriented convenience store currently occupying the site.”
